How often does a landlord need a gas safety certificate?
Landlords of rental properties with gas appliances need a gas safety check at least once every 12 months. APS issues the Gas Safety Record (CP12) after inspection so you can keep a copy on file and give tenants theirs.
What appliances are checked during a CP12 inspection?
A CP12 visit covers the gas appliances in the property — typically the boiler, gas cooker or hob, and gas fires — plus flues, ventilation and safety devices. Our Gas Safe engineers test each appliance before issuing the certificate.
How long does a gas safety check take?
Most single-property CP12 inspections take around 45 to 90 minutes, depending on how many gas appliances are on site. Portfolio bookings are scheduled so each property gets a proper inspection rather than a rushed visit.
What happens if an appliance fails the gas safety inspection?
If an appliance is unsafe we explain the fault, make the situation safe where required, and outline repair or isolation options. We do not issue a pass certificate for a failed appliance — you get a clear next step instead of a vague report.
